Elephant & Castle Regeneration
‘The redevelopment of Elephant & Castle is one of the most important developments in the world’
Due to the recent increase in demand for residential space in the area, Southwark Council are leading a £3bn programme in the Elephant and Castle area. The regeneration scheme will create up to 5000 new and replacement homes, 450,000ft of retail space, an integrated public transport hub, 6 new public squares and parks and a £20m state-of-the-art leisure centre is also currently under construction. The regeneration will also include the creation of turning the once old and unattractive shopping centre into a new pedestrianised town centre that serves as the hub and focal point of the local community. Alongside a range of retailers, there will be many more homes to rent, enhanced restaurant and leisure opportunities and a new cutting-edge university campus for London College of Communication. This will sit alongside a new Northern line tube entrance and ticket hall which will connect the new Elephant and Castle town centre with the wider developments underway in the area.
The desirable zone 1 location together with the ongoing regeneration of the area will increase property prices over time as it becomes an increasingly attractive area for a younger and more affluent demographic. Investors and homeowners are currently snapping up property in Elephant & Castle while the prices are still relatively affordable.
Eco-friendly features of the project to look out for;
- All homes will be constructed with 100% controlled, responsibly sourced FSC timber
- Extensive biodiversity strategy across the development and beyond, which will seek to heal and restore nature on site and help improve inner city air
- quality with tree lined streets and an estimated 1,200 new trees to be planted
A masterplan with a strong focus on walking, cycling, and use of public transport as well as charge points for electric vehicles
- Central London’s biggest new park in over 70 years, including two pocket parks and play areas!
- The main shopping street will have an authentic aura, with independent artisan traders and an outdoor market for all to enjoy and relish
- Cyclists will love the designated cycle route running from E&C to Kings Cross via Blackfriars Bridge
